BIDA accepts application for economic incentives for biotechnology firm

FARMINGVILLE, NY According to Frederick  Braun III, chairman of the town of Brookhaven Industrial Development Agency (BIDA), the agency has accepted an application for economic incentives from a new real estate company affiliated with the Shirley-based biotechnology companies Creative Diagnostics Inc. and Creative Biolabs Inc., that would allow the group to construct and equip a new 12,000 s/f building and laboratory at a cost of $4 million.

The Creative affiliates specialize in research and the manufacturing of antibodies, viral antigens, diagnostic components, critical assay reagents and other biological services. The group also provides contract biologic R&D and manufacturing services to other diagnostic manufacturers and the biopharmaceutical market as well as manufacturing services to diagnostic manufacturers.

Creative, established in 2005, plans to build on a vacant site at Ramsay Road and Precision Drive, close to its current leased facilities 45 Ramsay Rd.

The application from CD Ramsay Realty, LLC was accepted by the IDA board at its meeting on May 2 and is subject to review by the agency’s staff, a public hear-ing and final approval.

Creative currently has 17 employees and anticipates it will add another five em-ployees within two years of its move. The construction, expected to begin in June, would allow the company to move in September 2019 from its leased space.

Creative, which had considered a move to a facility near Newark Liberty Interna-tional Airport in New Jersey, is awaiting approvals from the town for the new building. It said in its application that the assistance is “necessary to reduce taxes and make the project affordable.”

“This proposed project will help to expand Long Island’s burgeoning sector of companies focused on biotechnology, pharmaceuticals and life sciences and bring additional high-paying jobs to our town,” said Braun.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
