Zere Real Estate Services handle two sales totaling $2.65 million

Port Jefferson Station, NY Zere Real Estate Services sold a 16,098 s/f commercial building situated on three acres along the Route 112 business corridor at 1660 Route 112. The property sold for $2.4 million. The building was built in 2010 with parking of two hundred cars along with a drive through access on the premises.  Energy costs have been reduced with solar panels situated on the roof for utility savings. Michael Zere, executive vice president, Zere Real Estate Services exclusively represented the office leasing at this location for more than a decade. The buyer was GAZ Realty Properties and the seller was Commander Enterprises.

“This location has been a home run for businesses in the area. There has always been a good flow of professional tenants. The vacancy rate is near twenty percent. The location is convenient and delivers strong demographics, high population density and large traffic counts with excellent signage on the premises. There is nothing like it in the immediate area,” said Michael Zere.

According to Marie Zere, president and CEO, Zere Real Estate Services has been instrumental over the years keeping the building filled with quality tenants and negotiated the sale of this commercial building.  “With easy access to the Route 347 Business Corridor, Bus Service, Train Service Port Jefferson LIRR, Ferry Service from Port Jefferson to New England and the three area hospitals that are in close proximity Mather, St. Charles and Stony Brook Hospital all make this location a winner.”

Additionally, Zere Real Estate Services sold a 2,403 s/f professional medical condo at 111 Carleton Ave., Islip Terrace. The medical condo sold for $250,000. Michael Zere and Michelle Marie Zere of Zere Real Estate Services exclusively represented and marketed the property to business professionals and within the medical field. The seller was represented exclusively by Zere Real Estate Services, Dr. Peter Cutler. The medical buyer was What B LLC.

“This location is off of Sunrise Highway and Southern State within close proximity to the Suffolk County Court System Complex. Carleton Ave. is a popular cut through from the South Shore to the North Shore of Long Island.  There is also convenient public transportation, bus service directly in front of the premises,” said Michael Zere.

“We made an overhead ariel video of the building showing the abundant parking for all of the tenants and visiting patients of the medical professionals that occupy the premises. In the end, after thousands of inquiries, two years of Covid, reduced pricing, a medical practice buyer within the condo complex stepped forward to purchase it at a highly reduced price,” said Michelle Marie Zere.
