Dolgin of Kalmon Dolgin Affiliates arranges 15,000 s/f lease

Brooklyn, NY Kalmon Dolgin Affiliates, Inc. (KDA) has arranged a 15,000 s/f, long-term lease for the expansion of set designers, Ready Set Inc., at 100 Sutton St. in the Greenpoint section, according to Neil Dolgin and Kalmon Dolgin, co-presidents of the firm. Neil Dolgin of KDA represented the landlord, Richfield Properties, and the tenant, Ready Set Inc. in the deal. The 20-year-old set design company is expanding from its location next door at 663 Morgan Ave. where it currently occupies 14,000 s/f. This new lease brings Ready Set’s total s/f to 29,000 s/f. By reopening an existing entryway, Ready Set will have direct access between the two buildings. With an emphasis on pre-building & finishing sets in its workshop, Ready Set has worked with major brands such as Louis Vuitton, Vanity Fair, Coca-Cola, Victoria’s Secret, Seinfeld: The Apartment, and Target. The space at 100 Sutton St. was the ideal location without having to move the entire company to a new location. Ready Set Inc. will occupy 15,000 s/f on the ground floor. Said Dolgin, “The film and entertainment industry in New York City is booming, and Ready Set Inc. is one of the most sought-after set designers for film and TV productions, fashion shoots, and other installations. We were able to work with the set designer to find a second location at 100 Sutton St., which was an ideal situation – the team is able to focus on its new space without disrupting the operations at 663 Morgan.” One Hundred Sutton has drive-in doors and gas blowers, and offers tenants 4,000 s/f of land. The B43, B48, B62 bus routes and G subway line are within walking distance of 100 Sutton St. The building is also within proximity to the Brooklyn Queens Expressway and Williamsburg Bridge, which makes for convenient access to clients in Manhattan and other areas of the Tri-State region.
