CBRE arrange leases for Duke Foundation and EOS Investors

New York, NY CBRE has arranged two new long-term leases totaling nearly 37,000 s/f at Westbrook Partners’ office tower at 444 Madison Ave. Doris Duke Management Foundation has leased the entire 10th floor of 20,293 s/f and EOS Investors LLC has leased the entire 14th floor of 16,624 s/f at the 42-story Art Deco office property.

The CBRE team of Paul Amrich, Meghan Allen, James Ackerson and Max Tarter lead the leasing and marketing at the property and represented the owners in the lease negotiations. Amrich also secured the tenant and represented EOS Investors in the deal.

“We are happy that 444 Madison continues to attract high quality institutional tenants that are attracted to a building with great amenities, a prime midtown location and a highly experienced and respected landlord such as Westbrook,” said Paul Kazilionis, founder and CEO of Westbrook Partners.

Occupying a full block between 49th and 50th St.'s, the building recently underwent major renovations to the lobby, elevator cabs and building systems and is perfect for boutique financial tenants.

“This Plaza District office property continues to be highly desirable due to its excellent location, quality management and amenities,” said Amrich. “Just a block from St. Patrick’s Cathedral, the building boasts stunning views, and is a short walk to Rockefeller Center and a plethora of shops and restaurants.”
