Abdo of Winoker Realty negotiates 4,100 s/f lease expansion
Buffalo Holdings, Inc. has expanded its U.S. showroom and executive offices at 1450 Broadway, according to Corey Abdo, executive vice president and principal of Winoker Realty, the exclusive leasing and managing agent for the building.
Buffalo - which already occupies the entire 22nd floor of the building - will take possession of an additional 4,100 s/f on the eighth floor to enlarge its showroom and design facilities, raising its total occupancy to 13,170 s/f. The tenant will occupy the new space upon completion of construction, estimated for November 1. The lease is for eight years and eight months.
"Buffalo has been very successful at this location over the years, as this expansion clearly illustrates," says Barry Bernstein, senior managing director of Winoker Realty, who co-brokered the deal for the landlord, 1450 Broadway, LLC, with Abdo. "The tenant has been very happy in the building, and we're glad to have helped all parties come to a mutually beneficial agreement."
Mark Kritzer of Millennium Realty Group, LLC brokered the deal on behalf of the tenant.

1450 Broadway, purchased last month by The Zar Group, is a 42-story office tower on the corner of 41st and Broadway. The building houses fashion companies such as the BCBG brand and Iconix Brand Group and is located in the southern part of Times Square. The 400,200-square-foot tower was previously owned by a partnership of The Chetrit Group, The Moinian Group and Edward J. Minskoff Equities, who paid $121 million for the property in 2004.
