Williams Equities secures 41,000 s/f lease with impact.com

Manhattan, NY William Equities said that impact.com has signed a 10-year, 41,000 s/f lease at 470 Park Ave. South. impact.com will more than double its office space, relocating its current 18,000 s/f headquarters to 470 Park Ave. South in Q1 2026. Encompassing the entire fifth and sixth floors, the transaction marks the largest lease since Williams Equities acquired the building in early 2025.

Williams Equities’ principals, Michael Cohen, Andrew Roos, and Robert Getreu, and their leasing agents at Colliers International, Jessica Verdi, Mac Roos and Rachel Kirkham, represented ownership. Alex Leopold of CBRE represented impact.com.

“impact.com’s decision to significantly expand in our portfolio, evidences the collaborative and supportive relationship we cultivate with our tenants,” said Michael Cohen, principal at Williams Equities. “We’re pleased to provide the space and partnership needed for innovative companies like impact.com to continue fueling Manhattan’s office sector.”

Satisfying the demands of today’s discerning companies, 470 Park Ave. South combines distinctive pre-war architecture with 21st century updates, offering 300,000 s/f of premier office and retail space across two historic towers. The north and the south tower span an entire city block from 31st to 32nd Sts. Featuring boutique, recently renovated floorplates, 470 Park Avenue South provides ample natural light, contemporary, refined finishes and a sophisticated work environment. Notable tenants at the property include DAZN, Intersection Media Holdings and Nelson Worldwide Architects.
