TRITEC Real Estate celebrates groundbreaking of The Shipyard: $44 million project features 112 apartment homes

Port Jefferson, NY With the help of the village, TRITEC Real Estate Company celebrated an official groundbreaking for The Shipyard at Port Jeff Harbor on Tuesday the 14th of June. The Shipyard at Port Jeff Harbor, consist of 112 apartment homes, helping revitalize the western gateway into the village. The Shipyard development will continue to promote and enhance Port Jefferson’s active, pedestrian friendly lifestyle. The shipbuilding and maritime culture of the village defined the identity and design of The Shipyard. Connecting to village walking paths that lead to Main St., TRITEC hopes the residents of the Shipyard will bolster the retail and entertainment venues in Port Jefferson all year round. 

“The entire TRITEC organization is excited to begin the Shipyard at Port Jeff Harbor. Cleaning up a blighted property at the entrance to the community will help to add to the vibrancy of the Village. We have already received calls from people who would like to reserve spots and we have not begun construction yet.” said Robert Coughlan, co-principal of TRITEC and Port Jefferson Village president.

“Putting the parking underneath the apartments has allowed us to eliminate the sea of asphalt that previously defined the site,” said Robert Kent, VP of TRITEC Development Group. “With only 10 parking spaces above ground, the site will now be more than 50% green, revitalizing Mill Creek, having a large setback with abundant landscaping and adding a bridge to Barnum Ave. will make the project visually appealing from all angles.” 

The $44 million Shipyard at Port Jeff Harbor features 112 apartments located two blocks from Main St. and the walking distance to the Bridgeport Port Jefferson Ferry. The 40 one and 72 two-bedroom apartments – most with views of the Long Island Sound – feature open layouts, modern interior features and finishes, gourmet kitchens with energy-efficient, stainless appliances, high-efficiency washers and dryers, water-saving dual flush toilets and more. Community amenities include a private club for residents, a dog washing station and common areas with grills.

There are 168 parking spaces, beneath the building allowing residents to go safely from their cars directly into their apartment without being exposed to the elements.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
