Stellar Management completes
Astoria Pointe - 53,748 s/f office building

Queens, NY Stellar Management, a real estate developer, investor, and manager with over 35 years of experience, has completed Astoria Pointe, a nine-story, class A, 53,748 s/f, mixed-use office building located at 35-01 and 36th Ave. on the border of Long Island City and Astoria. The firm also finalized an agreement for 8,041 s/f with International Workplace Group (IWG), establishing the property’s anchor tenant, with move-ins expected to begin in Q2 of 2025.

IWG, the world’s largest provider of hybrid working solutions, operates brands such as Spaces, Regus, HQ, and Signature. With nearly 3,300 locations in over 1,000 towns and cities across more than 110 countries, IWG offers flexible creative workspaces for both short-term and long-term needs.

The property has 15’ floor-to-ceiling windows offering views of the skyline, column-free floorplates, along with a variety of outdoor spaces, including a shared roof deck with views of the city and LIC, a private terrace on the sixth floor, private balconies on the seventh through ninth floors, and the lobby will be fully attended. The property encompasses 50,464 s/f of office space and 3,320 s/f of ground-floor retail space.

Cushman & Wakefield’s Mitchell Arkin, Joshua Branham, and John Peters represented the owner, Stellar Management, in the transaction. C&W is the exclusive leasing agent for the building. 

Designed with a focus on community and connectivity, the property is located blocks away from the N, W, R, and M subway lines and close to bus routes, including the Q66, Q102, and Q104. The property additionally offers a dedicated bike room for tenants who prefer to bike to work. Astoria Pointe offers tenants immediate access to the plethora of restaurants, shops and cultural offerings within the area. Additionally, the property is located just steps away from the 62-acre major development of “Innovation QNS,” which is set to transform the neighborhood into a flourishing community with cultural fabric.
