Shragaei and Orlander of GFI Realty Services complete $7.2 million sale

GFI Realty Services, Inc., one of the leading, New York-based commercial real estate services firms, arranged the sale of 1546 Selwyn Ave., a six-story elevator apartment building located in the Claremont section of the borough for $7.2 million or $104,000 a unit. The multifamily property features 69 rental units. Daniel Shragaei, associate director, investment sales of GFI represented the seller and Josh Orlander, associate director, investment sales, represented the buyer, both of whom are local investors. "This was an off-market transaction that we were able to close quickly and smoothly," said Shragaei. "The buyer was excited to purchase the large pre-war elevator building," said Orlander. "He plans on renovating the units to attract young professionals." The 68,886 s/f building was constructed in 1927 and is within close distance to 170th St. and 174-175th Sts. subway stations, which service the 4, B and D lines, and Claremont Park.
