
Brooklyn, NY The partnership team of Ailanthus, BEB Capital, and SK Development, has signed a 10-year, 1,300 s/f lease with Oonee, a Brooklyn-based company that works with communities to scale essential micromobility services like parking, charging and maintenance, with a specific emphasis on grassroots engagement and equity. The facility will provide the community with access to these critical services at One Sunset, which is located at 201 25th St. in Sunset Park.
The facility, which will provide parking for 95 bikes at a time, will be located adjacent to the 25th St. “R” train station. As the first of its kind on the East Coast, it will also provide the public with safe and convenient battery swapping, charging, and a bicycle repair and maintenance service. Community members will be able to access additional services through the company’s mobile app. In addition to its proximity to the subway, the Hub will provide Sunset Park residents and visitors with quick access to nearby attractions like Green-Wood Cemetery, Prospect Park, and 5th Ave. Retail corridor, which includes a variety of restaurants, art galleries and shops.
Final project completion is slated for this fall. Corcoran New Development will be leading One Sunset’s leasing component, which is projected to commence later this fall.

One Sunset is a 14-story, 187-unit mixed-use development that is being developed by a partnership team of Ailanthus, BEB Capital and SK Development. Designed by dencityworks | architecture, One Sunset will deliver a mix of one-, two- and three-bedroom residences, amenity spaces and views of Brooklyn, Manhattan, and New York Harbor. 48 of the building’s units will be designated as permanent affordable housing and available to those individuals earning 50% of the Area Median Income (AMI) on average, one of the lowest AMI averages achieved in Brooklyn over the last five years.

In addition to the residential portion of the project, One Sunset encompasses a total of 6,200 s/f of ground-floor retail space, and includes a Community Benefits Agreement (CBA) signed with area community-based organizations including Fifth Avenue Committee, which will ensure other lasting benefits for the neighborhood, such as local jobs, M/WBE contracting, and green infrastructure improvements.
