Matthew Scheriff, CPA, CES, executive VP and a principal of Legal 1031 Exchange Services, Inc. is a NYS CPA and a CES. He has been working in the real estate industry for 15 years and has been involved in corporate and investment real estate services. He has worked for several national QI firms and is well-versed in the structuring of IRC 1031 tax-deferred exchange deals and alternative real estate tax deferral strategies. He has authored articles on the tax-deferred process in legal, accounting and real estate publications. He authors a quarterly newsletter addressing the latest issues and considerations in the 1031 and real estate field. He frequently lectures on IRC 1031 tax deferred exchanges to attorneys, accountants, realtors, and other real estate and investment advisors. When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
