Global Holdings to expand brand with Anagram Gowanus; design by SO–IL, architecture by MAP

Brooklyn, NY Global Holdings has started its newest Anagram project. Developed in partnership with MacArthur Holdings and Tankhouse, 450 Union St. is a 158-unit, mixed-use residential tower located along the Gowanus Canal. Following Global Holdings’ $33 million equity investment, it will be branded Anagram Gowanus, becoming the fifth and latest addition to Global Holdings’ Anagram portfolio focused on high design and an elevated living experience.

Designed by SO–IL, with Magnusson Architecture & Planning (MAP) as the architect of record, Anagram Gowanus is a 20-story rental development ranging from studio to three-bedroom apartments, 25% of which have outdoor terraces and nearly every apartment has a Juliette balcony. Under construction and slated for completion in Q2 2027, Anagram Gowanus will feature amenities including fitness and coworking spaces, a children’s playroom, landscaped outdoor areas, and rooftop terraces. The building’s design and programming are intentionally crafted to support wellness, creativity, and community — reflecting both the values of the Anagram brand and the spirit of the surrounding Gowanus neighborhood.

Located at the corner of Union and Bond Sts., the building’s orientation is structured to ensure every unit has dual corners, captivating multiple views.

The project will deliver 13,000 s/f of above-grade parking and 22,000 s/f of commercial and retail space, including areas designated for community and art studio use. As part of its public realm improvements, the project will also introduce a 5,700 s/f waterfront esplanade that connects to adjacent walkways and advances the city’s efforts to activate the Gowanus Canal as a civic corridor.

The Anagram properties reflect Global Holdings’ commitment to delivering elevated residential experiences in sought-after urban neighborhoods through design, curated amenities, and hospitality-infused service known as the “Anagram Lifestyle.”

JLL Capital Markets arranged the construction financing for the deal.
