Manhattan, NY The Durst Organization said that Genius Sports is taking the entire 26th floor of 825 Third Ave., totaling 11,870 s/f. Genius Sports’ space will be fully outfitted through DurstReady.
Durst was represented in house by Tom Bow, Ashlea Aaron, Lauren Ferrentino, and Bailey Caliban. Genius Sports was represented by Joshua Berg and A.J. Dorn of Newmark.
“825 Third Ave. is being modernized from top to bottom, and its transformation into a trophy asset is nearing completion. Genius Sports is in good company at 825, joining tenants that have pre-leased more than 100,000 s/f of space in just the past two months,” said Jody Durst, President of The Durst Organization.
DurstReady has accounted for more than 466,700 s/f of leasing activity, including renewals and expansions, since its launch in 2019 as tenants look for premium, move-in ready offices.
The Durst Organization completely emptied the 530,000 s/f 825 Third Ave. so it could sustainably modernize the tower and add amenities. 825 Third has seen a surge of pre-leasing activity with tenants including Toyota Tsusho America, Beveridge & Diamond, National Bank of Egypt, Hodes Weill, Gotham Asset Management, and Liminal. The $150 million capital improvement program focused on performance, tenant comfort, modern aesthetics, and operational efficiency, including:
Public Open Space: Durst is beautifying 4,000 s/f of public open space along Third Ave. and East 50th St. with new plantings, public seating, bike racks, and lighting designed by Mathews Nielsen Landscape Architects.
Lobby: Modern entrance and lobby featuring white onyx and concrete combined with white oak and perforated metal.
Dynamic View Glass Windows: 825 Third is among the first office buildings in Manhattan to offer windows that use artificial intelligence to automatically adjust and tint throughout the day to reduce glare, mitigate direct sun, and control heat gain. The result is light-filled interiors where blinds are never needed.
Exclusive Tenant Amenity Space: Well& by Durst at 825 Third sets a new standard, with a indoor-outdoor experience. The tenant amenity space blends indoors and out for informal gatherings, work meetings, and socializing.
Replacement and Modernization of Systems. The new HVAC, electrical, plumbing, life safety, and building management systems enhance the building’s appearance and operating efficiency.
Green Building Materials and Methods: 825 Third Ave. is engineered for sustainability through the use of green building materials, modern construction methods, and highly efficient operational standards. LEED Gold certification is expected upon completion.
Earlier this summer, The Durst Organization said that Rosemary’s, an Italian restaurant will open a 3,000 s/f ground floor restaurant at 825 Third Ave. with both indoor and outdoor seating, a bar, and private dining options.
