Huntington, NY Cushman & Wakefield arranged a long-term, 10,064 s/f lease for Northwell Health at 400 Park Ave., a planned one-story medical office development near Huntington Hospital.
A Cushman & Wakefield team of Kevin Schmitz, Robert Kuppersmith and Stephen Preuss represented the landlord, Wharton Pryce Realty.
“This was a rare build-to-suit opportunity at a historic site with approved plans in place,” said Schmitz. “It’s not surprising that there was fierce competition for the lease, as medical office space has been in very high demand in today’s market.”
400 Park Ave. is a build-to-suit opportunity on a high-exposure corner with 467 ft. of frontage. The 1.06-acre lot is located on the southeast corner of Rte. 25A and Park Ave. and will boast 47 parking spaces.
The asset is surrounded by amenities, including Huntington Town Hall and Huntington Harbor, as well as a multitude of restaurant, shopping and entertainment options.
Construction of the building is expected to be completed Fall 2021.
When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
