East Setauket, NY Colliers has secured a 10-year lease for Northwell Health at Stony Brook Technology Center (SBTC). The firm also arranged two additional leases for Sunrise Wind and Health Management Corp. in the technology park. Combined, the three transactions total 13,020 s/f. SBTC’s exclusive real estate broker team led by Colliers senior managing directors Maria Valanzano and Steven D’Orazio represented the landlords, TRITEC Real Estate Co. and UBS, in each of the transactions.

In addition to the Northwell Health lease, Health Management Corp., a wholly owned subsidiary of WellPoint, has renewed its 3,000 s/f lease at 24 Research Way for another 10 years. Additionally, Sunrise Wind, an offshore wind power company owned by global offshore wind leader Ørsted and Eversource, has also leased 3,780 s/f of space at 45 Research Way.

Colliers executive managing director Darren Leiderman represented tenant Northwell Health in the deal. Lee Rosner & Brian McGuire from NAI Long Island represented Sunrise Wind in the lease. Additional space at Stony Brook Technology Center is currently available for lease.

“Our goal is to provide facilities that world-class organizations would be proud to call home. Adding Northwell Health, one of the finest healthcare systems in the Tri-State Area, to our community further validates our efforts,” said Hanneke Talbot, the CFO of TRITEC. “We are very excited about our upcoming capital improvements plan at the park that will only further improve the facilities and amenities available for our tenants.”

“TRITEC and UBS operate this park with the needs and desires of tenants at the forefront of everything they do,” said Valanzano. “Combining that attentiveness with the park’s ideal location makes Stony Brook Technology Center an incredibly attractive location for a variety of innovative healthcare and technology-focused tenants.”

SBTC is a 103-acre technology park with over 1 million s/f of space spread across 28 buildings. The campus-style park is located in a densely populated medical market in East Setauket, offering medical tenants close proximity to three major health systems: Northwell Health at Mather Hospital, Stony Brook University Hospital and Catholic Health Systems at St. Charles Hospital. Northwell Health, a nonprofit integrated healthcare network that is New York State’s largest healthcare provider and private employer, has leased 6,240 s/f of brand new, build-to-suit medical and office space at 3 Technology Dr.
