CM & Associates guides $30 million Fifty Franklin project to completion; 72- unit building designed by Rawlings Architects
Fifty Franklin, a new condominium building, designed by Rawlings Architects pc and developed by W Developers is one of the newest developments to grace the TriBeCa neighborhood. CM & Associates is the construction manager for this new 18-story project, which is slated for spring occupancy.
This property is one of the few in the area that was not landmarked. This gave the project team a rare opportunity to design and build a more modern building with the latest amenities while still providing the charm of this historic neighborhood. One of the most unique aspects of this project is the incorporation of 500 s/f guest suite on the lobby level. Guests of residents will have a space of their own to stay in as well as have access to building amenities. This option is especially valuable to owners of studios or one-bedroom units. The guest suite will be an economical option as the fee will likely be less than an area hotel room. According to the developer, the cost will be based on maintenance of the unit. Many developers opt to forego this rare amenity in favor of selling the unit, but W Developers decided it would be a valuable asset to the building as well as appeal to potential buyers.
The building will offer 72 units, in a wide range of space maximizing layouts. The residences will range from 600 s/f to 1,700 s/f, consisting of studios up to three-bedroom penthouses. Many of the units will also feature a private balcony or terrace. All of the residences have hardwood flooring, floor to ceiling windows and Bosch stacked washer/dryers. Building amenities include a 24/7 doorman/concierge, 11 covered on-site parking spots, fitness center, multimedia lounge and pet spa.
The project team includes:
* Masonry services were provided by GMJ Constrution;
* Barmor Rehab, Inc., which provided plumbing services;
* Napoli Painting was the painting contractor;
* Prudential Douglas Elliman is the executive marketing agent;
* Sant-Tec Electric, Inc. was the electrical contractor;
* Takiba Tile & Bath, who supplied the tile used in this project; and
* Ultimate Kitchens provided the cabinetry.
The project construction cost was $30 million.
