Brookhaven Industrial Development Agency closes on expansion in Yaphank by Cassone Leasing

Yaphank, NY Frederick Braun III, chairman of the Town of Brookhaven Industrial development agency (IDA), said that the agency has closed on an economic incentives package for Cassone Leasing Inc., the lessor of storage and construction site trailers, which intends to construct a building to accommodate its growing business.

The IDA closed on the benefits for Horseblock 4 LLC, a family-owned real estate partnership affiliated with Cassone, on Nov. 5, 2024. The IDA approved the project at its meeting on October 16, 2024.

The more-than-50-year-old company, headquartered in Ronkonkoma, owns the 18.9- acre site at the intersection of Horseblock Rd. and Miller Ave., where it proposes to erect a 20,000 s/f steel prefabricated building that will be used to assemble and repair trailers, storage containers, and modular buildings. The company leases field office trailers, storage trailers on wheels, ground-level containers, and modular buildings.

Cassone said the project, estimated at $4.3 million, is needed to support growing demand for its trailers.

Following the completion of construction, the second-generation family business plans to have 20 full-time-equivalent employees. Construction of the project, expected to begin in 2025, will generate 55 construction jobs. Cassone plans to keep its existing properties in Ronkonkoma, Holbrook, and Bellport.

“We are pleased that the Cassone family is expanding its operations in the Town of Brookhaven,” said Braun.
