Mineola, NY The team behind The Royal Blue hosted a ribbon-cutting ceremony to mark the official opening of its brand-new, 54-unit luxury apartment building. The event brought together local officials, project partners, community leaders, and guests for a morning of celebration and recognition.

Attendees included senator Jack Martins, mayor Paul Pereira, North Hempstead supervisor Jen DeSena, New York assemblyman Edward Ra, council member Dennis Walsh, building superintendent Liam O’Keefe, village attorney John Gibbons, the board of trustees, and members of the Nassau County IDA, all of whom played an important role in supporting the project. Also in attendance were many of the contractors who helped build the project, along with friends, family, and members of the community.

Senator Martins said, “This is a reflection of excellence that we can get when you bring a great developer, with a great village and with great contractors, and you put all that together and you have a place that isn’t going to be here for a year.... This building is going to be here for 100 years. Think about that. This will now be part of the fabric of this village. So when you have the opportunity to build something you make sure you’re building it with the right people, in the right spot, understanding that we’re not just building for today. We’re building for the next 100 years.”

Mayor Pereira said, “The building is amazing and this is exactly what we as a board envision for this village in places where it belongs.”

“We are incredibly proud to open the doors to The Royal Blue,” said Doron Pergament of Blue Communities. “This building represents a commitment to quality, community, and thoughtful design. We’re honored to contribute something meaningful and lasting to Mineola.”

As both the developer and general contractor, the Blue Communities team oversaw every aspect of the project, from concept to completion. The Royal Blue offers condo-style living with luxury finishes, premium amenities, and a refined, comfortable atmosphere for residents.

The leasing team, led by Julia Krispeal of Douglas Elliman, is now welcoming prospective residents to experience elevated living at The Royal Blue.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
