BH Properties launches Haven Housing, Mortland to lead affordable housing acquisitions

Los Angeles, CA BH Properties, a privately held, vertically integrated, value-driven real estate investment firm, have launched Haven Housing, a new multifamily investment platform focused on acquiring, enhancing, and operating both market rate and affordable housing communities throughout the Western United States. The announcement coincides with the appointment of industry veteran Connor Mortland as managing director and head of affordable housing acquisitions. Mortland will lead the platform’s affordable investment strategy from the firm’s San Diego office.

Haven Housing represents a strategic evolution of BH’s multifamily business, now operating under a distinct brand that reflects its mission: to deliver long-term value through the acquisition of both market rate and affordable housing in high-growth markets. The platform is seeded with 2,500 units, targeting A and B class properties in Texas, Arizona, Nevada, Oregon, Washington, Colorado, and Utah.

Mortland brings nearly eight years of multifamily acquisition and asset management experience. Most recently, he served as senior vice president of investments at Avanath Capital Management, where he led the acquisition of over 4,300 units valued at more than $1 billion. He also oversaw asset management for more than 3,000 units across 19 assets nationwide. Mortland began his career as a senior associate at PwC in New York.

Haven Housing’s acquisition strategy focuses on 100+ unit garden-style communities with value-add potential, particularly in high-barrier, high-demand metros. Affordable housing investments will target LIHTC-restricted communities past their 15-year compliance periods, with an emphasis on preserving affordability and improving performance through renovations and operational upgrades.
