Brooklyn, NY Tredway, an affordable and mixed-income real estate developer, and ELH Mgmt. LLC were joined by NYC Housing Preservation and Development (HPD) deputy commissioner Kim Darga and residents to unveil the first large-scale overhaul of the 40-year old senior housing community at the Greene Clermont Houses at 80 Greene Ave. in Fort Greene. This project, as part of Tredway’s larger acquisition of a 193-unit portfolio in Fort Greene, extends the affordability of all 97 homes in the seven-story elderly-designated tower and neighboring properties for another 40 years, targeting low-income households earning 50% AMI.

This milestone renovation is a model for how cities can protect some of their most vulnerable populations and keep longstanding communities together.”
Renovations to the apartments and common areas focused on transforming them into modern, energy-efficient and comfortable spaces that are models for accessible design.
Each kitchen is now equipped with a stainless steel Energy Star refrigerator, range and microwave, custom shaker-style cabinets, subway tile backsplashes, and quartz stone countertops. Given the aging population at 80 Greene, it was a design priority to convert existing tubs into walk-in showers to accommodate residents’ needs. Flooring throughout has been replaced with wide oak vinyl plank in living areas and porcelain tiles in kitchens and baths.
Lighting fixtures were upgraded to be energy-efficient LED models, with light dimmer switches. The community room has been renovated and enhanced to include a new community kitchen, wellness room, nurse’s station, and resident services coordinator office. Through a partnership with Jericho Project, residents will benefit from social services and meaningful programming tied to the Jericho CARES initiative (Community, Advocacy, Resources, and Employment Services). Additional improvements will include renovated outdoor balconies with new benches and flowers, modernized elevators, and free building-wide internet which is currently available for all residents.

At a time when too many are being pushed out of the neighborhoods they helped build, projects like 80 Greene are essential,” said council member crystal Hudson. “These renovations aren’t just about improving a building; they’re about protecting one of our most vulnerable populations and ensuring our city remains a place where people can grow older without fear of displacement. Housing like this proves what’s possible when we prioritize care, accessibility, and belonging for every generation.” The renovation of The Greene Clermont Houses is part of a larger acquisition of a seven-property affordable portfolio by Tredway in June 2024. The portfolio includes The Greene Clermont Houses and the Tri-Block Houses Apartments, a scattered-site collection of six multifamily buildings with a total of 96 total units. Similarly to The Greene Clermont Houses, Tredway completed extensive renovations and ensured the affordability of the Tri-Block Houses for another 40 years at 50 percent AMI. The renovations were financed with a $97 million Freddie Mac loan from Wells Fargo with Tredway investing over $12 million in construction costs.
