The Feil Organization leases 13,809 s/f to HUMAN Security at 841 Broadway

Manhattan, NY According to The Feil Organization, HUMAN Security, a cybersecurity company, has signed a 13,809 s/f lease at 841 Broadway, an eight-story office building. The firm will occupy the entire second floor for seven years.

“We are happy to welcome HUMAN Security to their new space,” said Andrew Wiener, head of commercial office leasing of the Feil Organization.

“Increasingly, companies are expressing interest in well-located office space that offers close proximity to outdoor greenspace and numerous transit options. 841 Broadway offers these benefits along with premier physical space, such as pre-build finishes and high ceilings, which was a major draw for HUMAN Security. It was a pleasure working with them to meet their office layout needs.” 

“Our client pivoted from a mostly remote-first model coming out of the pandemic to realizing it might be more advantageous to provide their employees a flagship destination to innovate together. The search was focused on options in the Union Square neighborhood with characteristics to help inspire culture and productivity. 841 Broadway has provided just that, with a transaction structure offering the flexibility to grow over time in alignment with HUMAN Security’s business plan,” said Gary Ceder, managing director, and Peter Trivelas, executive managing director of Cushman & Wakefield. 

841 Broadway is located on the corner of 13th St. one block south of the revitalized Union Sq. Park. Known as The Roosevelt Building, 841 Broadway was built by turn-of-the-century architect Stephen Hatch in 1894. It’s centrally located near the Union Sq. subway hub featuring train lines to Manhattan and outer boroughs and is within walking distance to the Flatiron District to the north, Chelsea to the west, Greenwich Village and New York University to the south and Gramercy to the east. 

This deal comes on the heels of sustained leasing activity within the Feil Organization’s New York City portfolio. In February, the firm announced Kudman Trachten Aloe Posner LLP, an internally-renowned commercial law firm, signed a 10,593 s/f long-term lease on the entire 23rd floor of 488 Madison, along with three additional deals at the tower accounting for a total of 12,182 s/f.

HUMAN Security was represented by Peter Trivelas and Gary Ceder of Cushman & Wakefield in the transaction, and the Feil Organization was represented in-house by Rob Fisher.
