The Domain Companies to open The Shop at 420 Carroll in early 2025

Brooklyn, NY The Domain Companies’ development The Shop Workspace will open in early 2025 at 420 Carroll, a mixed-use, mixed-rate development that will bring 360 new homes to Gowanus following the 2021 rezoning. The Shop is a coworking community that offers flexible work environments, from open commons to private offices, catering to the needs of freelancers, entrepreneurs, and growing businesses in the Gowanus community. Comprising 12,000 s/f of the building’s second floor, The Shop at 420 Carroll will be the brand’s third location, with others in Salt Lake City and New Orleans.

Made possible by the Gowanus Mix zoning, The Shop is partnering with Arts Gowanus to offer subsidized space for local artists in addition to its commercial and reduced-cost Gowanus Mix community offerings. Seven Arts Gowanus studios will be awarded to local artists in a lottery system managed by Arts Gowanus, and six Gowanus Mix studios will be available at a reduced cost for local businesses.

420 Carroll combines amenities and an approach to design that emboldens the neighborhood’s culture and artistic character in hospitality-styled spaces. Designed by FXCollaborative and with interiors by Alan Mainer Studios, construction began in May 2022 and move-ins begin in fall 2024. Domain Companies’ affiliate Good Company will oversee residential leasing from an onsite office, offering studio to three-bedroom residences. 420 Carroll recently launched its affordable housing lottery for 90 homes reserved for families between 40 and 100% of the area median income, which is 25% of the total 360 apartments in the development.

“The Shop at 420 Carroll encapsulates the innovative and thoughtful design we bring to each of our projects, combining the grassroots efforts of Arts Gowanus and the vibrant and one-of-a-kind place-based community that truly serves our residents,” said Matt Schwartz, co-ceo of The Domain Companies. “With our third location of The Shop, we are excited to continue growing our network of unique spaces to work, connect, create, and deepen our relationship with the Gowanus neighborhood.”

Designed to foster collaboration and growth for professionals across various industries, The Shop is not just about work but also community engagement, with events, partnerships with local nonprofits, and initiatives. The Shop offers utilities, pet-friendly offices and storage space, shared common areas, meeting spaces, technology, phone booths, a staffed reception area, mail and business services, an office kitchen, company branding opportunities in offices, and more.

The workspace offers memberships for common space access and/or private offices, day passes and hourly bookings for the conference rooms and event spaces. The studios through the Arts Gowanus and Gowanus Mix involve renewable year-long commitments. Members of The Shop BK unlock access to over a hundred coworking spaces across the globe through the League of Extraordinary Coworking Spaces (LeXC) and access to the Salt Lake City and New Orleans locations and any future locations of The Shop.

Located at 420 Carroll St. on the Gowanus waterfront, the development will include a 21-story tower and an adjacent 16-story tower connected by a subterranean tunnel so residents can access amenities in both buildings. Residents will have access to a lounge, multiple outdoor greenspaces, including a 470-ft.-long public promenade along the canal, a fitness center, a children's playroom, onsite bike storage, and the MyDomain suite of resident services offered at all Domain properties. The project's sustainability features include Wi-Fi-enabled induction stoves in kitchens and a variable refrigerant flow (VRF) system for heating and cooling that allows residents to adjust temperatures in different parts of their apartments using digital thermostats and electric vehicle charging stations. Both residential towers are expected to receive LEED Gold or Platinum level certification.

420 Carroll is located two blocks from the Union Street R train subway station, with access to the city. It is close to Carroll Gardens, Boerum Hill, Park Slope, and downtown Brooklyn.
