At Highcap Group, the standout moment of the year was completing a major sale in Norwalk, Conn., a complex transaction that required precise underwriting, strategic positioning, and constant problem-solving. That closing, followed by a CoStar Power Broker award, reinforced our commitment to disciplined underwriting, resilient dealmaking, and trusted owner relationships. We also secured multiple off-market development site assignments in prime Manhattan and repositioned a mixed-use portfolio through detailed rent-roll analysis and lease-up strategy.

What emerging trends or shifts will shape opportunities for you, your firm, or market sector in 2026? 

In 2026, opportunities will center on value-add assets where owners began improvements but haven’t captured the full upside. Off-market activity will keep growing as confidentiality becomes more important. The largest shift will come from New York’s evolving approach to housing — moving beyond zoning updates toward practical public–private partnerships, streamlined approvals, and incentives that share risk. If these early steps continue, they’ll help unlock the next wave of development in the city we love.
