Densen and Mayor of Island Associates sell <br>8,000 s/f restaurant for $3.2 million

Manorville, NY Lawrence Densen and Chris Mayor of Island Associates Real Estate negotiated the sale of the 8,000 s/f restaurant on 2.2 acres, at 475 County Rd. 111. The property was purchased by a franchise food operator for $3.2 million.

This property is located near the Long Island Expwy., I-495.

Densen and Mayor represented the seller and buyer. 

This transaction was especially challenging. The property had been an Italian restaurant for many years. In order to get approval to change the footprint, the buyers needed not only town and local approval, but also needed Pine Barrens development approvals. After a lot of time and effort, Island Associates was able to get the property to closing prior to all approvals being granted.

The property was put into contract by Densen and Mayor quickly. The previous owner had been unsuccessfully trying to sell on his own for years. Densen and Mayor brought the perfect buyers to the table. As a result they achieved record price for the area.
