Jack Resnick & Sons secures lease renewal and expansion with Seneca Insurance at One Seaport Pl.

Manhattan, NY Jack Resnick & Sons has finalized a five-year lease renewal and expansion with Seneca Insurance Company (Seneca) at One Seaport Plaza, Resnick’s office tower located at 199 Water St.
Seneca is a wholly-owned subsidiary of Crum & Forster which has provided market-leading property and casualty, accident and health and other specialty insurance solutions dating back to 1822. Seneca will relocate from 5,413 s/f on the 8th floor to 8,882 s/f on the 29th floor and will commit to another five years residing in a total footprint of 25,178 s/f.
The expansion builds upon Resnick’s leasing momentum at One Seaport, where it recently secured an extension with Seaport Entertainment Group, as well as new leases with Foster Garvey, Forte Capital Group, Brownstone Agency and Accounting & Compliance International (ACI).
“We are pleased accommodate Seneca’s growth at One Seaport Plaza,” said Jonathan Resnick, president of Jack Resnick & Sons. “Our significant leasing velocity of over 100,000 s/f to date this year is a testament to the tower’s quality and Lower Manhattan’s enduring allure.”
Resnick made known plans to renovate One Seaport Plaza’s lobby, which will soon feature European oak paneling designed to accentuate the light-filled atrium lobby’s granite finishes and original paintings by renowned contemporary artist Frank Stella. Resnick will also install a new lounge and seating areas for its tenants and guests in both the main and rear lobbies of the building.
Built in 1984 and located at the gateway to the Seaport District, One Seaport Plaza at 199 Water St. has achieved LEED certification from the U.S. Green Building Council; a WELL Health Safety rating; Wired Certified Platinum for excellence in internet connectivity; and the EPA’s Energy Star certification.
Other major tenants at 199 Water St. include Allied World Insurance, BGC and WeWork. The building has selected full floors of 36,000 s/f available for lease, all of which can be divided for smaller users on a turnkey basis. 199 Water St. is near all major lower Manhattan subway lines, and the Pier 11 ferry service. The property is adjacent to The Seaport and Pier 17.
Jack Resnick & Sons was represented in the lease transaction by an in-house team of Brett Greenberg and Adam Rappaport, as well as by John Cefaly, Ethan Silverstein, Stephen Bellwood and Rachel Rosenfeld of Cushman & Wakefield. Eddie Sisca and David Opper of CBRE represented United States Fire Insurance Co. on behalf of Seneca.
