Luckin Coffee signs lease at 184 Thompson St.

Manhattan, NY Broad Street Development (BSD) signed a long-term lease with Luckin Coffee at 184 Thompson St., a 135-unit condominium building with 5,809 s/f of street-level retail fronting Bleecker St. This Greenwich Village outpost will be the fifth location for Luckin Coffee in the city.

David Green and Albert Halawani of KSR represented Luckin Coffee in the deal while Brandon Berger, Zach Nathan, Ike Bibi and Carol Aziz, also of KSR, represented BSD alongside an internal team of vice president Elliot Chalme, David Israni and Ray Chalme.

BSD acquired 184 Thompson St. in 2005. After converting the 135 rental units to condominiums, the firm reinvented and divided the 5,809 s/f retail portion at 184 Thomspon St. (formerly occupied by CapitalOne), building it out to capture quick-serve brands including international food and beverage concepts such as Xing Fu Tang bubble tea, Madam Ji- offering Indian fare, and now Luckin Coffee, which will open in a 910 s/f space, true to the brand’s space-efficient formula. 

The upcoming Luckin Coffee outpost at 184 Thompson St. adds to the brand’s New York City locations which include space in NoMad on Sixth Ave.; Greenwich Village on Broadway near Astor Place; Hells Kitchen on 8th Ave.; and on Maiden Lane in the Financial District – all of which opened in 2025.
