L&L Holding Company brings 150 Fifth <br>to 100% occupancy with final lease
Manhattan, NY L&L Holding Company has leased 150 Fifth Ave.’s last remaining availability to BAM Labs, which will open its first U.S. studio at the base of the repositioned Flatiron District tower.
L&L Holding has now reached 100% office and retail leasing at 150 Fifth Ave. after securing a 15-year agreement with BAM Labs, an innovative fitness concept with locations in Spain and Mexico. Located along West 20th St., the new studio will span 11,321 s/f across the street and lower levels. Slated to open fall of 2026, the BAM Labs studio will benefit from high ceilings and substantial column-free spaces.
“When we embarked on our transformation of 150 Fifth Ave., we set out to create a fully modernized destination that would appeal to innovative, tech-focused brands aligned with Midtown South’s creative energy,” said L&L Holding executive vice president of leasing Jonathan Tootell. “BAM Labs is the perfect retailer to complete our leasing program and will serve as a welcome neighborhood amenity.”
Working with STUDIOS Architecture, L&L completed an expansion and modernization that transformed the landmarked 11-story property into a more open, collaborative and efficient environment. These efforts included a street-level renovation of the building’s lobby and retail storefronts, as well as its mechanical and infrastructure systems.
L&L secured an agreement with Mastercard for the entirety of the 227,500 s/f tower’s office component. The tower serves as the multinational financial services corporation’s tech hub. At street-level, BAM Labs joins fashion retailer GANNI and footwear and clothing brand New Balance.
L&L Holding was represented by Alan Schmerzler, Sean Moran, Catherine Merck, and Patrick O’Rourke of Cushman & Wakefield. BAM Labs was represented by Noah Jay and Michael Yadgard of Compass.
Built in 1888, 150 Fifth Ave.’s architectural history is merged with the latest technology and modern amenities to create a business environment.
The building’s Midtown South location offers tenants upscale restaurants, hotels, retail and nightlife, and is near a variety of mass transportation options.
