Queens, NY According to TF Cornerstone (TFC), sundays studio, the wellness-focused, non-toxic nail-care brand, has opened a retail storefront at its Malt Dr. residential development in Hunter’s Point South. The studio occupies 1,581 s/f on the ground floor of the North building at 2-21 Malt Dr., marking the studio’s sixth location in NYC and its first within a TFC building.
“At TFC, it’s incredibly important to us to provide a diverse range of retail offerings for our clients, from food and unique experiences to moments of relaxation. We’re excited to make this experience easily accessible to our Malt Dr. residents,” said Steve Gonzalez, vice president of retail leasing at TF Cornerstone.

Malt Dr.’s retail design — crafted by leading urban designers Lawrence Group and inspired by the aesthetic of the Meatpacking District — features ceiling heights, accordion-style storefronts that open onto the street, canopies, and outdoor seating. The development offers 25,000 s/f of total retail space.
sundays is among a mix of elite retailers already at Malt Dr., including Stepping Stone Café by Maman, FER Restaurant, and JoJo & Co. Pet Club. Most recently, TFC signed leases with Funzy Play and Breathe Pilates, which are set to open in December 2025 and early 2026, respectively. The tenant lineup underscores TFC’s commitment to fostering a lively, diverse retail environment that complements Malt Dr.’s full suite of amenities including on-site parking, bike storage, co-working spaces, lounges, fitness centers, shared laundry rooms, children’s playrooms, sundecks, roof decks with BBQ grills, landscaped courtyards, and an outdoor swimming pool.
The Malt Dr. development spans 1.43 million s/f and brings 1,386 new rental residences to a newly created neighborhood and street in Hunter’s Point South. Named for the area’s industrial past as a sugar cane processing site and later a beer distribution center, Malt Dr. reinvents the site while honoring its legacy.
