Digital asset company Fireblocks leases 35,000 s/f, including penthouse, at 5 Penn
Manhattan, NY According to JLL, Fireblocks has leased 35,000 s/f at 5 Penn, the newly repositioned 24-story office building owned by 5 Penn Plaza LLC, a firm led by investor Stephen D. Haymes.
The transaction is the latest in a series of new deals since ownership completed a renovation of the property that includes a new lobby, amenity center featuring conferencing facilities, fitness center, golf simulator, podcast room, dog-friendly roof deck with 360-degree views and a new grab & go food concept.

Founded in 2018, Fireblocks is a blockchain security platform that helps businesses such as banks, exchanges and investment firms safely store, transfer and manage cryptocurrencies and other digital assets. The company will relocate and expand from 441 Ninth Ave. to occupy the entire 23rd floor at 5 Penn and a prebuilt unit on the 24th floor penthouse. The penthouse features a private wraparound terrace with spectacular city views and unique above standard ceiling heights.
Throughout the building, ceilings reach 14 ft. Additionally, 8 ft. operable windows flood every floor with natural light and offer impressive views. In addition to the major renovations, ownership has unveiled a number of high-end prebuilt spaces, ranging from full floors of 30,000 s/f to half floors of 15,000 s/f.
The upgrades have been credited with attracting several new tenants to 5 Penn including, most recently, the NY E-Health Collaborative, tech company Dynatrace, digital health company Noom, real estate tech company Altus, trading advisory Octaura, sustainability firm Veolia and engineering services leader Dewberry.
A JLL team led by Mitch Konsker and including Christine Colley, Kristen Morgan, Greg Wang, Kate Roush and Dan Turkewitz serves as exclusive leasing agent for 5 Penn and represented ownership in the lease with Fireblocks. The tenant was represented by Aaron Ellison and Adam Spector at Newmark.
