LargaVista Cos. and Baron Property Group complete lease-up of The Park Overture

Manhattan, NY LargaVista Companies and Baron Property Group (BPG) have completed the lease-up of The Park Overture, a 92-unit residential building in the Washington Heights neighborhood. In conjunction with this lease-up completed in less than one year, BPG and LargaVista have also secured a $43.5 million bridge loan provided by MF1 Capital to retire the property’s original construction financing provided by Kriss Capital. The financing and leasing milestones coincide with the first move-ins for The Park Overture’s collection of affordable residences. JLL Capital Markets arranged the financing, and M.N.S Real Estate handled leasing.
“The Park Overture is now intricately woven into the culturally diverse community of Washington Heights. As this neighborhood continues to flourish, the demand for first class residences with front-door access to Fort Tryon Park and an abundance of transit options will continue to surge,” said Marcello Porcelli, CEO of LargaVista.
“The success of The Park Overture, leasing all residences in less than a year, is a testament to the strength of New York’s rental market and the demand for thoughtfully designed, quality homes,” said Matthew Baron, president and founder of BPG. “Our vision for The Park Overture, which offers modern, sustainability-oriented residences paired with curated amenities in the heart of one of the city’s most vibrant neighborhoods, has resonated with renters seeking both lifestyle and location.”
Located at 4568 Bdwy., The Park Overture is a boutique rental development placing residents adjacent to the 67 landscaped acres of Fort Tryon Park, one of New York City’s beloved public green spaces that is home to The Met Cloisters — which specializes in medieval art and architecture — and the largest public dog run in New York City, and offers views of the Hudson River. In addition to offering a residential lifestyle in Washington Heights, The Park Overture is among the first all-electric residential developments in Manhattan, helping redefine sustainability in New York City’s ever-growing rental market.
The Park Overture’s homes are thoughtfully designed with spacious, light-filled interiors, park views, private terraces in select residences and energy-efficient electric appliances. Residents enjoy access to a curated amenity package including a pet spa, fitness center, private courtyard, and in-building bike storage.
“The Park Overture’s successful refinancing underscores the tremendous liquidity in the credit markets looking to finance well-located, class A multifamily product,” JLL said. “This transaction reflects broad lender confidence in both the property’s performance following its rapid lease-up and the strength of the experienced sponsorship team behind it.”
