Global Holdings signs Queen One <br>to 29,718 s/f lease at 25 Kent
Brooklyn, NY According to Global Holdings, the international real estate development and investment firm led by chairman and founder Eyal Ofer, Queen One – the latest venture by founders Maricor Resente and renowned entrepreneur Ryan Urban – signed a 10-year, 29,718 s/f lease at class A Williamsburg office building, 25 Kent. The news comes following a transition of primary management of the building to Global Holdings, which has maintained a stake in 25 Kent since 2018. It is now bringing new resources, capital and momentum to the building, starting with the launch of a targeted prebuilt program and the hiring of Newmark as exclusive leasing agent.
“As longtime investors in 25 Kent, we’re excited to now take the lead on the building’s next chapter as we celebrate this significant lease signing in the Brooklyn office market,” said Craig Panzirer, senior vice president – director of leasing, Global Holdings. “Our focus is on investing in new capital improvements and positioning the building as a hub for the next generation of creative and tech innovators – companies like Queen One. We look forward to unlocking the full potential of this trophy property in the heart of Williamsburg.”
25 Kent is a 500,000 s/f, eight-story building and is the city’s first ground-up commercial development in more than 40 years.
Global Holdings hired Newmark as the exclusive new leasing team. Led by Ryan Gessin, Will Grover and Jordan Gosin, the group was tapped for its expertise in the area in order to attract more high-growth, innovative tenants. Global Holdings is also launching a prebuilt program designed to meet the evolving needs of today’s businesses, offering flexible, move-in-ready spaces tailored to the demands of modern tech and creative companies. The first prebuilt units range in size from 3,000-11,000 s/f and are expected to be delivered in September.
“Queen One’s decision to plant roots at 25 Kent underscores the building’s appeal to next-generation companies seeking dynamic, design-forward space in one of Brooklyn’s most innovative neighborhoods,” said Gessin of Newmark. “We’re excited to work on such an innovative building in the Brooklyn office market.”
Designed by Gensler and Hollwich Kushner (HWKN), 25 Kent offers flexible floorplates, high ceilings and unobstructed views of the Manhattan skyline, with a unique architectural design that points to the neighborhood's industrial history. It sits at the heart of a thriving creative district and is surrounded by green space, transit and a dynamic retail and hospitality mix.
The building features a tenant-only fitness and wellness center with a full gym, yoga and spin studios, a 20 ft. bouldering wall, and spa-inspired locker rooms. A 12,000 s/f rooftop offers sweeping views, a bar and space for events. Tenants also benefit from a dedicated building app that streamlines services – from virtual access cards and reservations to wellness programming and neighborhood happenings. For flexible workspace needs, Mindspace offers 37,000 s/f of boutique offices and suites on the fourth floor. Other notable tenants include Kith, Amazon, Altana AI, Vesper, Box House Events, Pura Vida and Othership.
Scott Bogetti and Will Demuth of Savills represented Queen One. Craig Panzirer and Alex Radmin of Global Holdings represented Global Holdings.
“Brooklyn was a key market for Queen One as we searched for the right headquarters location,” said Bogetti. “The Williamsburg waterfront offers access to top talent, and 25 Kent’s modern infrastructure and amenities align perfectly with the firm’s vision and values.”
Throughout the selection process, Queen One worked with the NYCEDC's Business Development team, which helps companies considering relocation or expansion to NYC.
