Tishman Speyer secures construction financing for 50 Hudson

April 8, 2025 - Outside The Region

Jersey City, NJ Tishman Speyer has secured full construction financing for 50 Hudson Street, the second of a two-tower development that will bring new rental apartments, activated public outdoor spaces and retail amenities to Jersey City’s waterfront.

After closing on a $331-million construction loan led by global investment group CDPQ, Tishman Speyer expects to commence this spring, with completion anticipated in 2028.

Located directly along the Hudson River, the 40-story tower will encompass 924 rental apartments featuring a mix of studios, one- and two-bedroom homes with views of New York Harbor, the Paulus Hook neighborhood, Statue of Liberty and Manhattan skyline. Residents will benefit from indoor and outdoor amenities. 50 Hudson will be animated by 10,000 s/f of retail offerings at street-level.

As part of the 50 Hudson project, Tishman Speyer will create an expansive public plaza that will integrate with Jersey City’s waterfront.

Tishman Speyer is also progressing on construction of the first phase of the project at 55 Hudson Street. The 58-story tower will contain 1,017 rental apartments, approximately 60,000 s/f of new street-level retail and 75,000 s/f of indoor and outdoor resident amenities. 55 Hudson is expected to open in early 2027.

“50 and 55 Hudson are designed to complement and enhance the Jersey waterfront, bringing new homes, additional shops, and activated public outdoor spaces for the entire community to enjoy,” said Tishman Speyer senior managing director Erik Rose.

Tishman Speyer collaborated with an architectural and design team including Handel Architects, Marchetto Higgins Stieve Architects, landscape architects Hollander Design and Melillo Bauer Carman and interior designer Michaelis Boyd. A joint venture between Noble Construction and Hunter Roberts will serve as the General Contractor for 50 Hudson. Each building will be outfitted with Energy Star-certified appliances and seek Fitwel Certifications.

The project sits adjacent to the NJ PATH, Light Rail and fast ferries to New York. A boat ride to Lower Manhattan is just seven minutes.
