Avatar provides $6.5 million for Oregon service station
Talent, OR Avatar Financial Group LLC (“Avatar”), a leading Seattle-based national bridge lender specializing in commercial real estate, has closed on a $6.5-million bridge loan secured by a Union 76 Travel Stop. The financing went toward the $11-million purchase of the newly completed property, located along Interstate 5 in the Oregon’s Medford/Ashland population corridor.
Situated on a 4.15-acre site at 251 W. Valley View Rd., the 7,500 s/f property features a 76-branded gas station with six double-sided fueling dispensers, a diesel truck fueling canopy with five dispensers and a shop building, and a convenience store with a restaurant seating area, full commercial kitchen, and showers with laundry.
The borrower, a seasoned operator with a portfolio that includes another gas station and two Days Inn hotels in Washington State, is entering the Oregon market for the first time with this acquisition. They plan to self-manage the property and are projecting rapid revenue growth with stabilization in the first year, driven by its strategic location and the diverse amenities offered onsite.

The new Talent Travel Center replaces the old Talent Truck Stop, which closed several years ago.
