Bouck sells 8,000 s/f Wheeler’s Farm & Home Store

Jordan, NY John Bouck, owner of Bouck Real Estate has sold the former Wheeler’s Farm & Home Store.

The commercial building includes 8,000 s/f, on 3 floors, as well as a 40’ x 100’ steel building at the rear. According to Bouck, the main building was constructed about 1812, and considered one of the oldest continually used commercial buildings in central New York. It was originally constructed as a mill, then became a mill and feed store. In recent years, it was used as a hardware and feed store, under the name of Wheeler’s Farm & Home. Recently the store was closed, and the building remained vacant for several months, until sold by Bouck.

Bouck indicated the building was acquired by Kenneth Bush III, who plans to rehabilitate the building, subsequently leasing to new businesses. Initially, work will be done to make it watertight, as well as make any structural repairs immediately necessary.

It is expected the newer steel building will be used for storage of larger items, such as vehicles or equipment.  It is in excellent condition, Bouck said, and is quite large, with about 4,000 s/f. In addition, the property includes 2.3 acres, with over 800 feet along Skaneateles Creek. While the main building needs some repair and updating, according to Bouck, it is well situated for any commercial business, with terrific customer exposure at the end of the main street of the village.

According to Bouck, the property had been actively shown after going on the market, with a great deal of interest from the local community, with the primary interest in keeping the building as a viable, historic, commercial-use building. “It was great working with the buyer and seeing his interests coinciding with many of the same wishes of others in the community. We are looking forward to seeing this property as a key in the continuation of an important historical district, in Jordan.”

Reputed sale price of the property was $90,000.
