Sadaghati and Katz of GFI Realty arrange $10.5 million sale of 3,750 s/f retail co-op

GFI Realty Services, Inc. has completed the $10.5 million sale of 41-43 Greene St., a 3,750 s/f retail co-op centrally located in SoHo. The property was delivered vacant at closing. This retail space has a unique layout and a classic cast iron storefront with over 30 ft. of frontage. The retail co-op is on the ground floor of a six-story elevator mixed-use building constructed circa 1910. The property is located in the center of high fashion boutiques including Acne Studios, Isabel Marant, Alexander Wang, Alexis Bitta and Jonathan Adler.
Shawn Sadaghati, an associate of GFI represented the buyer and Ben Katz also of GFI represented the seller. The buyer was Thor Equities, which owns several other retail co-ops on Greene St. as well as the surrounding area. The seller was Venice, Italy-based Bisazza, one of the most prestigious mosaics companies in the world.
"Thor Equities was attracted to this property because of their strong existing presence within SoHo. We were able to secure the deal in a day with Thor Equities in this off market transaction. This transaction was right in their sweet spot. They saw this outstanding space as a great addition to their portfolio," said Sadaghati.
"Thor went into contract in early 2013 and waited for Bisazza to find a new location before closing. We were able to keep both parties happy in the interim," said Katz.
The property is located close to high-end retailers, major tourist attractions, hotels and prestigious condominiums.
