Bernstein and Danick of Winoker represent landlord in 25,000 s/f lease

Winoker Realty Company negotiated a 25,000 s/f lease at the Caxton Building, located at 229 West 28th St. in the Chelsea neighborhood. Winoker is the exclusive leasing agent for the building. Rodgers &Hammerstein already occupied one floor in the building. The company is taking an additional 12,500 s/f floor and renewing its existing 12,500 s/f lease. Winoker's team of senior managing director Barry Bernstein and director David Danick represented the landlord, JOSS Realty Partners, LLC. Paul Haskin, senior VP for CBRE, acted on behalf of the tenant, The Rodgers & Hammerstein Org. "With the building's renovations and upgrades, it offers exactly the kind of image Rodgers & Hammerstein wants to project to its clients," said Bernstein. "And relocating its executive offices at the Caxton Building enables the company to operate more efficiently by consolidating in one location. The lease, which encompasses the 10th and 11th floors in the 12-story building, carries a 15-year term. The 155,000 s/f Caxton Building, built in 1917, is currently undergoing a complete renovation. The property was purchased by an affiliate of PJSC - JOSS Realty Partners I, LLC a real estate fund dedicated to purchasing office properties in major metro areas along the eastern seaboard of the U.S. The sponsors of the fund are JOSS Realty Partners LLC, a real estate investment company controlled by Steve Klein and Larry Botel, and the Peter J. Solomon Co.
