Rotante and Joseph of GVA Williams arrange 8,500 s/f lease

According to GVA Williams, Perkins Eastman has signed an 8,500 s/f, seven-year lease at 1140 Broadway.
Perkins Eastman will use the Flatiron District space to house its affiliates, and will continue to lease its 80,000 s/f headquarters space at 115 Fifth Ave. Spanning the entire 14th floor, the space at 1140 Broadway features exposed ceilings, showroom windows, and an efficient layout of work spaces to allow for maximum occupancy.
The property is owned by principals of GVA Williams, which brokered both sides of the deal. Ted Rotante of GVA represented the tenant, while Michael Joseph of GVA represented the building's ownership.
"Perkins Eastman was in search of a high-quality, creative space for some of its affiliates in the vicinity of its existing headquarters at 19th St." said Rotante. "Because GVA Williams owns 1140 Broadway, we were able to complete a lease transaction quickly and seamlessly, allowing the tenant to move in immediately."
Built in 1915, the 128,011 s/f, 16-story structure houses office tenants Amex Realty and Bluemoon Trading and retail tenants Ace Fashion and N.Y.I. Co. It features 8,500 s/f floor plates, high ceilings and oversized windows.
