May 23, 2011 - Brokerage
Michael O'Brien, III, SIOR, CEO of M.C. O'Brien, Inc., has arranged a long-term 40,000 s/f industrial lease in the Sunset Park. O'Brien conducted an extensive search of available spaces on behalf of its customer, U.S. Fixtures. The leased space is in the Bush Terminal Industrial Complex and is operated by the N.Y.C. Economic Development Corp. The tenant plans to refurbish some of its new location subsequent to a reasonable work letter by ownership. The facility has over 20' ceilings and adequate loading. U.S. Fixtures intends to install a modern showroom with offices constructed above them.
O'Brien represented both the landlord and tenant. A referral was given to Neil Dolgin, co- president, Kalmon Dolgin Affiliates (KDA).
M.C. O'Brien, Inc. and KDA are some of the oldest established industrial/ commercial real estate brokers in Brooklyn. Both firms have already celebrated their 100th anniversary.
In nearby Industry City, a privately owned, former multi-building industrial complex of over 7 million s/f, O'Brien's office was just appointed the exclusive brokers for 80,000 s/f of back office space in the complex. Industry City still retains most of its manufacturing and distribution tenants but is in the process of adapting its spaces to the changing needs of the business community.
