Kalikow Group continues Southeast expansion in North Carolina

Charlotte, NC The Kalikow Group, a fourth-generation, New York development and management firm based in Westbury, NY is marking milestones on each of its three new residential projects based in North Carolina: 

• Heartsease at Calabash, a 40-acre development offering 158 Craftsman-style Single Family Rental Units. The site has been cleared and graded with vertical construction start set for June 2023.
• Heartsease at Shallotte, a 23-acre community with 83 units featuring detached garages, private yards and driveways. The project is 80% leased with full occupancy anticipated for May 2023. 
• Heartsease at Ocean Isle, a 22-acre community with 48 Craftsman-style rental duplex cottages and 88 apartment units in 11 buildings. Construction is set to begin in August 2023.

All three projects are being completed in partnership with EYC Companies, a private real estate development firm in Charleston, SC.  

“To say we are bullish on the American Southeast is an understatement,” said Ed Kalikow, president of Kalikow Group. “With the cost of building and running New York City real estate becoming less profitable and more arduous, it makes far more sense to invest where we can work collaboratively with local government and fill a need for amenity-filled, market-priced housing that is attractive to your professionals and families.” 

Heartsease at Calabash is designed with an eye toward in-migrating retirees with a low density of 4 units per acre. The highly-amenitized community includes single-level floor plans, one and two-bedroom duplex units as well as one, two and three-bedroom cottages. Luxury interior appointments, two-car garages, carports, private yards, and driveways are featured throughout. Prices are anticipated to range between $1,700 and $2,000 per month.

Heartsease at Shallotte offers floor plans to serve a wide variety of residents--studio, one, two and three-bedrooms—and provide a low maintenance and active outdoor lifestyle.  Amenities include miles of walking trails and park spaces, pickleball courts, a clubhouse, a saltwater pool, a commercially equipped fitness center, and a community kitchen and lounge. Prices range from $1,500 to $2,550 per month. 

Heartsease at Ocean Isle—less than 5 miles from the beach--will cater to retirees and professionals with a mix of duplex cottages and Class A multifamily units. Cottages will feature one and two-bedroom floor plans with attached garages, private yards and driveways. In addition, two-story walk-up garden style apartment buildings will consist of one, two and three-bedroom floor plans. Community amenities will be programmed similarly to the properties in Shallotte and Calabash. Construction is anticipated to begin in mid to late 2023, with completion anticipated in 2025.
