JLL and CBRE broker Grammarly’s 23,038 s/f lease at BXP’s 360 Park Ave. South workplace

Manhattan, NY BXP made public that Grammarly has signed a lease for 23,038 s/f at 360 Park Ave. South. Grammarly will occupy an entire floor of the fully redeveloped 450,000 s/f workplace, which features newly renovated and reimagined lobbies, a full suite of amenities, and pre-built offerings in Midtown South.

Grammarly was represented by Justin Haber and Kyle Riker from JLL, and BXP was represented by Peter Turchin, Gregg Rothkin, Ross Zimbalist, Arkady Smolyansky, Hayden Pascal, and Trevor Larkin from CBRE.

“Grammarly’s decision to relocate to 360 Park Avenue South reflects the continued demand for well-located, thoughtfully designed office space,” said Hilary Spann, EVP, New York region at BXP. “The building offers a strong mix of modern amenities — including collaborative lounges and a rooftop terrace — along with convenient access to public transit, making it a great fit for today’s workforce in one of Manhattan’s most dynamic neighborhoods.”

Grammarly’s new space, pre-built by BXP and designed for flexibility and collaboration, will serve as the hub for its New York-based team members.

Located on the corner of Park Ave. South and 26th St., 360 Park Ave. South possesses modernized building systems, expansive renovated lobbies, a full suite of amenities, and full-floor prebuilt spaces designed for the immediate needs of today’s most discerning companies.

Near Madison Square Park and equidistant from major transit hubs like Grand Central Terminal and Penn Station, the neighborhood is home to a diverse mix of innovative companies across technology, finance, media, and professional services. Grammarly will join existing neighbors, including IBM, Bridgewater, Franklin Templeton, Ziff Davis, Iconiq Capital, Optiver, and global law firm Goodwin Procter.
