Global Holdings strengthens innovative hub with new AI tenant - ATG

Brooklyn, NY Global Holdings said that Autonomous Technologies Group (ATG), an applied AI research lab, has signed a five-year lease for 5,384 s/f in the first prebuilt suite at 25 Kent.

Ryan Gessin, Jordan Gosin, Will Grover, and Drew Wiley of Newmark represented both ATG and Global Holdings.

Newmark serves as the exclusive leasing and management advisor for 25 Kent.

“Signing ATG for our premiere prebuilt space exemplifies Global Holdings’ commitment to creating flexible, move-in-ready workspaces that meet the needs of fast-growing tech and AI companies,” said Craig Panzirer, senior vice president, director of leasing at Global Holdings. “ATG’s lease underscores the demand for thoughtfully designed, move-in-ready spaces amongst high-growth innovators in technology.”

ATG is driven by a mission to democratize access to advanced AI infrastructure. Founded by tech veterans Dillon Erb and Daniel Kobran — who previously led successful ventures including Paperspace — the firm is dedicated to building robust, scalable tools that empower developers, researchers, and enterprises to leverage AI at speed and scale. The firm will move into the new prebuilt suite on the 5th floor in December 2025.

This lease comes on the heels of tech start-up Queen One’s 30,000 s/f lease at 25 Kent earlier this summer – the second-largest lease in Brooklyn in Q2 2025. With ATG joining the tenant roster, Global Holdings is solidifying 25 Kent as a hub for tech companies.

As part of Global Holdings’ reinvestment in the building, the company recently launched its prebuilt offerings, delivering fully furnished, modern offices. These units, scheduled to be delivered at the end of November, respond directly to emerging demand from AI, creative, and tech sectors seeking plug-and-play environments. Designed by MKDA, the prebuilts take advantage of 25 Kent’s light and views. Each unit has glass office fronts and a full wet pantry including a full size refrigerator and microwave.

Located at the intersection of Kent and Wythe in Williamsburg, 25 Kent is a 500,000 s/f, eight-story mixed-use office building — the first ground-up commercial development in Brooklyn in over 40 years. Designed by Gensler and HWKN, it offers flexible floorplates, high ceilings, and Manhattan views. The building is anchored by best-in-class amenities including a tenant-only wellness center with gym, yoga and spin studios, a 20-ft. bouldering wall, spa-inspired locker rooms, and a 12,000 s/f rooftop with bar and event space. Tenants also benefit from a dedicated building app that facilitates access, service requests, and wellness programming. Current occupants include Kith, Amazon, Altana AI, Vesper, Box House Events, Pura Vida, Othership, Queen One, and now ATG.
