Douglaston Development unveils
Atlantic BK - 456-unit multifamily

Brooklyn, NY Douglaston Development unveiled new project imagery of Atlantic BK, a 456-unit, mixed-income multifamily development, offering a preview of the amenity-forward building situated at the intersection of three borough neighborhoods: Bedford-Stuyvesant, Clinton Hill, and Prospect Heights.

Upon completion, Atlantic BK will deliver 456 residences, a mix of one-, two-, and three-bedroom units. A total of 138 units will be permanently affordable, with 2/3 of those units designated for residents earning 60% of the Area Median Income (AMI).

In addition to the building’s residential component, Atlantic BK will include 31,000 s/f of ground-floor retail space, a 129-space valet-operated parking garage, and 35,000 s/f of resident amenity space. Featured indoor amenities include a fully-equipped fitness center, lounges, golf simulator, game room, coworking spaces, and a children’s playroom. A landscaped rooftop deck will offer residents views of Brooklyn and Manhattan skylines.

Douglaston Development acquired the site for $66 million from the partnership led by Totem and BEB Capital, which assembled the site between 2019 and 2020, obtained a rezoning to allow for residential use, and commenced foundation work in May 2022. Ailanthus, Totem’s housing development affiliate, and BEB Capital, have co-invested in the project alongside Douglaston and are co-developers of the project throughout all phases.

Douglaston’s property management affiliate, Clinton Management, will be leading leasing efforts at Atlantic BK, which are projected to commence in Q3 of 2025.

Located at the cusp of Bedford-Stuyvesant, Clinton Hill, and Prospect Heights, Atlantic BK is easily accessible and connected to the greater New York City region via the major Atlantic Avenue thoroughfare, as well as various methods of public transportation, including the A and C subway lines and several bus routes.
