Developing Long Island:
Tap Room Ronkonkoma

Ronkonkoma, NY Lipsky Construction Management has successfully completed Tap Room Ronkonkoma, the latest addition to the growing Tap Room brand, developed in partnership with Upstream Hospitality. Located at Tritec Real Estate Company’s new Station Yards in Ronkonkoma, this new restaurant stands as the testament to meticulous planning, expert craftsmanship, and a shared vision of excellence in hospitality.

As the construction manager of three Tap Rooms - including Tap Room Garden City, Tap Room Ronkonkoma, and the upcoming Tap Room Bayside which is Upstream Hospitality’s first NYC venture - Lipsky Construction Management has played an integral role in the brand’s expansion. From the conceptual real estate transaction phase, thru the design and engineering phase, and of course the manager of the construction process which Lipsky built its legacy on. From the initial real estate transaction to design development and engineering, and finally, overseeing the construction process, Lipsky has ensured that each Tap Room location embodies the signature warmth and welcoming atmosphere that guests have come to expect.

From inception to completion, Lipsky Construction Management took on the role of master coordinator for Tap Room Ronkonkoma, orchestrating the efforts of architects, engineers, and contractors to bring the project to life. Working in collaboration with Busch Associate Architects collaborated closely with Lipsky’s team to create a seamless, efficient layout that blends aesthetics with functionality, ensuring an elevated dining experience for patrons.

Under the leadership of project manager Adam Goldson, the construction phase progressed efficiently, guided by a proactive and solutions-driven approach. His meticulous attention to detail and forward-thinking mindset ensured that challenges were swiftly addressed, allowing for a smooth and timely completion of the project — culminating in a successful ribbon-cutting ceremony to mark the grand opening.

The brainchild of Upstream Hospitality founders James Bonanno and Dave Johnson, Tap Room’s Mission is, “To be your local casual gathering place for real food and craft beverages, and to meet friends and make new ones.” For Tap Room’s 9th location, Lipsky Construction Management assisted Architect Busch Associate Architects in the creation of the logistical layout and design of this craft restaurant. With a scope of work which included a full new kitchen, full new bar, new HVAC roof top units, new electrical tie-ins, new grease trap tie-ins, new freezer, dishwasher and line cook units, a full new hood with dry ANSUL Fire Suppression System, and of course the beautiful new seating, benches, tables, bartop, and all the Audio Visual and Technology Communications work coordinated by Lipsky’s Project Management team, this location is the premier example of a thriving brand in the hospitality industry on Long Island.

Both owners Dave Johnson and James Bonnano were involved in the look and feel of their brand to ensure the warmth of natural materials bring their patrons in to an inviting atmosphere where they can enjoy the elevated menu beyond the typical gastropub.

One of the unique challenges of this project was constructing a lively social hub beneath residential apartments within Station Yards. To address potential noise concerns, Lipsky Construction Management collaborated with the project’s design team and the landlord to implement a double acoustic insulation barrier with isolation springs, ensuring effective sound attenuation. This strategic solution allowed the restaurant to maintain its signature vibrant atmosphere without disrupting the residential units above.

Lipsky Construction Management, with a strong foundation of experience and excellence, continues to set the benchmark for quality and efficiency in hospitality construction. As a third-generation Long Island general contracting and construction management firm, Lipsky remains committed to innovation, integrity, and delivering premier projects that enhance the local landscape. The completion of Tap Room Ronkonkoma not only strengthens the Tap Room brand but also contributes to the vibrancy of the Ronkonkoma community, bringing a dynamic dining destination to Station Yards. With each project, Lipsky Construction Management reinforces its legacy — shaping Long Island, one landmark at a time.
