Cleeman arranges two off-market sales
of grocery-anchored properties

Lockport, NY Cleeman Realty Group negotiated the $5,281,690 off-market sale of a net-leased Tops Market. The property, spanning 55,000 s/f on 5.6 acres, is situated at 3949 Lockport-Olcott Rd.

Michael Cleeman and Sam Seelenfreund of Cleeman Realty Group represented the purchaser and seller. The buyer was drawn to the location’s consumer traffic, access, and the absolute net lease structure, which requires no landlord responsibilities.

“This transaction highlights the continued demand for well-located, high-performing grocery assets with stable, long-term leases,” said Michael Cleeman, principal at Cleeman Realty. “Investors remain focused on essential retail properties that offer predictable cash flow and require minimal management.”

In a separate transaction, Cleeman Realty Group arranged the off-market sale of Shop City Shopping Center in Syracuse. The 243,000 s/f property is on 21.74 acres and is anchored by Tops Market. Notable tenants at the property include McDonalds, Advanced Auto Parts, M&T Bank, and Quest Diagnostics.

Cleeman and Seelenfreund of Cleeman Realty represented the buyer and seller.

“The buyer was attracted to the upside opportunity through leasing up the vacancies,” said Seelenfreund.
