BRP Companies launches leasing at Ruby Square

Queens, NY BRP Companies has launched leasing at Ruby Square (formerly known as 90Ninety),  located at 166-20 90th Ave. in Jamaica. Corcoran New Development will be leading Ruby Square’s leasing efforts and move-ins commenced in April of 2025.

Ruby Square features 614 mixed-income residences, a mix of studios (7), one-bedroom (454), and two-bedroom (153) units. 185 of the building’s units will be set aside for residents earning 80% and 130% of the area median income (AMI). The property includes over 50,000 s/f of amenity spaces, featuring a two-level private park, multiple rooftop lounges and roof terraces, a fitness center, co-working spaces, multiple resident lounges, an indoor basketball court with a viewing area, a children’s playroom, pet grooming facilities, and a 24/7 attended lobby.

The property has one acre of designed public and private outdoor spaces, including a serene sculpture garden, over fifty trees, and lush landscaping with thousands of shrubs, perennials, and grasses, offering a tranquil and inviting environment for both residents and guests. With a focus on both active and passive recreation, amenities include a large picnic turf, a timber bleacher, sunning and dining terraces with four outdoor grills, and a lively outdoor area with table tennis and seating for large groups.

Ruby Square is located just blocks away from Jamaica Station, a major transit hub that provides access to the AirTrain terminal link to JFK Airport, as well as the Long Island Rail Road, multiple bus routes, and the F, E, J, and Z subway lines. The building is easily accessible from the Grand Central Parkway, the Jackie Robinson Parkway and the Van Wyck Expressway.

The property marks BRP’s third major development in Jamaica, following two other key projects in the area including The Crossing at Jamaica Station, a 669-unit mixed-income residential building at 148-10 & 147-40 Archer Ave.

Project construction commenced at Ruby Square in Q3 of 2022 and is slated to reach final completion in Spring of 2025.

Corcoran New Development was the project’s pre development and marketing consultant and will be Ruby Square’s Exclusive Marketing and Leasing Agent.
