Axiom Retail Advisors’ leases brings Foothill Plaza to 100% occupancy

La Verne, CA Axiom Retail Advisors negotiated the leasing of Daiso, Water Wings, Hotworx Yoga, and Prizm Dental at Foothill Plaza. The leasing of these businesses brings the plaza to 100% occupancy.

Stephanie Skrbin and Lea Clay Park of Axiom represented the property owner, EDENS. Details on the lease amount and the terms are not available.

Foothill Plaza, a 64,522 s/f retail center located at 1335-1397 Foothill Blvd., was owned by Combined Properties, which also managed the center and was led in-house by Nadia Gilmore and Zach Sussman. However, in December of last year, EDENS acquired the asset and retained Axiom as the leasing brokers. Elizabeth Furnelli at EDENS was instrumental in finalizing the transactions and achieving the goal of maximizing NOI on the property.

“When we were brought on to lease the asset, it was clear that the property had suffered the effects of COVID with a considerable amount of vacancy. However, we understood the wonderful attributes that a stable, well-positioned community like La Verne has to offer,” said Skrbin, noting that all of the major retail players are situated on this small corridor along Foothill Blvd. “We left no stone unturned and ultimately delivered what we truly feel are tenants who are great additions to the neighborhood.”

Park said “Since most major retailers are already represented on the Foothill Corridor, the list of prospects was limited. We worked hard to understand the needs of this stable, tight knight community and we spent the better part of a year focused on personal outreach to targeted users. We are thrilled with the addition of Daiso, Water Wings Swim School, Hotworx Yoga and Prizm Dental to Foothill Plaza and know that the community will embrace these users whole-heartedly. Big thanks to Elizabeth Furnelli at Edens who navigated several challenges in finalizing these leases.”
