Manhattan, NY Arrow Real Estate Advisors, a leading real estate finance advisory firm, has successfully arranged two separate refinancing transactions totaling $28 million for a pair of industrial properties in New Jersey and California totaling 170,801 s/f. The loans were provided by Emerald Creek Capital and SG Capital Partners.
The two refinances were secured on behalf of a long-time institutional client, a private equity real estate investment firm with over $3 billion of AUM. The refinance accommodated the Sponsor’s ability to extract equity and provide extended runway as they continue to execute their value-add strategy and optimize returns to their investors.
While both properties were cash-flowing, each deal presented unique challenges. One refinance involved a single-tenant asset with lease rollover during the initial term of the loan. The second presented a more complex scenario: a tenant with inconsistent rent payments, multiple near-term lease expirations, and a tight overall cash flow profile.
Arrow ran tailored marketing processes for each transaction, ultimately identifying two separate lenders capable of understanding the nuances of each deal. The loans were structured to support the sponsor’s ongoing business plan without imposing constraints that could limit long-term upside.
