
Brooklyn, NY AmTrustRE completed three office leases totaling more than 20,000 s/f at 203 Jay St. The company also added new culinary and beverage offerings at the building: Didi’s Pizza and Wine Bar and Bond St. Coffee and Goods. The eight-story office and retail property, located in DUMBO, and Brooklyn Heights, is now over 95% leased and approaching full occupancy.
Elevate Point, Lindamood-Bell Learning Centers, and SmartSign will each lease a footprint at the property, occupying the 2nd, 4th and 8th floors. These businesses will benefit from the building’s location and access to retail and transportation corridors, including more than a dozen subway lines. 203 Jay amenities include a fitness center, floor-to-ceiling windows, and a rooftop terrace offering views of the Manhattan and Brooklyn skylines.
The landlord was represented by AmTrust’s Anne Holker and a CBRE team of Michael Rizzo, Alexander Benisatto, and Brad Gerla across the three transactions.

Occupying 9,000 s/f at 203 Jay St., Elevate Point is a behavioral health and wellness services practice dedicated to adolescent and adult mental health and behavioral wellness. Elevate was unrepresented in the transaction. Lindamood-Bell Learning Processes, a nonprofit organization that offers evidence-based programs intended to strengthen the reading skills of children and adults, has leased 4,000 s/f of space, which now hosts its new learning center. The location at 203 Jay will be Lindamood-Bell’s second in New York City, making its services more accessible to students across Brooklyn. CBRE’s Lauren Schott, as well as Tri State Commercial Realty LLC’s Allison Portera, represented Lindamood-Bell Learning Processes in the transaction.
SmartSign, a leading manufacturer of physical display products and signage, has leased 7,962 s/f on the 8th floor at 203 Jay St. Occupying the entire penthouse floor, which features floor-to-ceiling windows on all four sides of the property and a private terrace, the tenant occupants can enjoy an unrestricted view of both the Manhattan and Brooklyn skylines. AmTrustRE has also recently secured two new food and beverage tenants, including Didi’s Pizza and Wine Bar and Bond St Coffee and Goods. Occupying 1,730 s/f of retail space, Bond St. Coffee and Goods will open its doors to the Brooklyn community in October 2025. Didi’s Pizza and Wine Bar, occupying 3,300 s/f on the ground floor, will offer office tenants and the surrounding community a great restaurant atmosphere for lunch or after-work dining options upon its opening in early 2026. The two tenants together will occupy the entirety of the building’s ground-floor retail space.
203 Jay St. also hosts a variety of other notable tenants, including Paycom, Morgan & Morgan, Life Stance Health, and Access Justice Brooklyn. The office and retail building adjoins a 33-story, 270-unit luxury rental property, The Amberly. Designed by Woods Bagot Architects, this tower also features a suite of amenities for residents, including The Overlook – a sky lounge that crowns the building with views of the New York City skyline, the Statue of Liberty and seven bridges.
