AANDAR Real Estate Capital closes $50 million across three transactions

Manhattan, NY AANDAR Real Estate Capital has closed three transactions totaling nearly $50 million within four weeks, spanning three asset classes and capital structures across the U.S.

The transactions began with a $31.8 million refinance for a 216-bed skilled nursing portfolio in Kentucky, arranged through Dwight Capital. Structured as a 30-month, interest-only facility at 80% loan-to-value, the transaction preserved long-term flexibility for the sponsor and positioned the asset for eventual HUD execution.

The second transaction the firm arranged was an $11.8 million acquisition loan through Sheridan Capital for two multifamily communities in Winston-Salem, North Carolina; Pine Ridge (85 units) and The Manor Townhomes (66 units). The financing featured a 24-month term with two six-month extensions, full-term interest-only payments, and a 73% loan-to-cost ratio. Despite the borrower’s limited ownership history, AANDAR secured a lender that recognized the sponsor’s operational track record and provided the flexibility needed for an acquisition.

Rounding out the series, AANDAR placed $6.25 million of equity on behalf of a Midwest-based family office, demonstrating the firm’s reach across the capital stack and its growing presence in structured equity placements.

Together, the three transactions underscore AANDAR’s cross-sector expertise, from healthcare to multifamily to private equity, and the firm’s ability to adapt to the unique challenges of each deal while maintaining volume and consistency.
